Our Mission is to provide comprehensive property management services, while protecting our clients’ real estate property investments.You will find that our Full Service Management fees are competitive and we provide discounts for investors with multiple properties as well as our military members.
Our property management team will help you determine a competitive market value price for your property. Our Rental Analysis compares your property with similar properties for rent in the area to find the best market value, along with the last six months of completed rentals. We do weekly reviews of market data, showing feedback and overall property performance weekly.
We utilize San Antonio’s Multiple Listing Service, MLS, to reach San Antonio and other communities that are interested in your property. We also advertise specifically to San Antonio’s extensive military population, through Automated Housing Referral Network. We further spotlight your property with our featured listing section of our website. Our online internet syndication systems place your property on over 50 websites.
Our office staff has an extensive knowledge in dealing with Military owners and tenants. Many of our owners are deployed throughout the world and we are able to handle all of their real estate needs during their tours of duty. Many incoming military members use our services to locate both short and long term rentals. We are able to help some military members lease properties before arriving in San Antonio, so that a door to door move goes smoothly.
For our professional tenant screening and selection process we utilize credit clearing houses, criminal database searches and prior eviction searches. This allows our team to provide employment and income verification, verify previous rental history, furnishes a leasing performance report, criminal background, and national credit report. Our property management team will assess the findings so that quality tenants can be selected. Our property manager will also review with the tenant their responsibilities to comply with the lease and maintain the property. These communications lead to a well-maintained property and good tenant relationships that we take pride in. Our tenant renewal rate is over 80% which demonstrates our expertise in dealing with tenants.
Northwest Real Estate will perform a thorough move-in walk through during lease signing. During tenant occupation, we do a periodic overviews. At tenant move out, we review again to ensure your property is being properly maintained. All reviews include digital pictures and reports which we provide copies of to you, for your records.
Our team will manage all repairs and any improvements needed with a group of selected vendors. We use independent vendors for painting, cleaning, replacement and repairs. There are no markups on repairs or supplies. Our price is your price! We pass along all company volume discounts to you.
Northwest Real Estate provides tenants with the ability to put in work orders 24 hours a day through our tenant online portal. Our team will deal with any maintenance emergencies, to help maintain the value of your property. We do this so you don’t have to!
We keep comprehensive accounting records for each property. Every month we make available, through our owner portal, itemized and detailed owner statements. Rental proceeds and monthly statements are completed and posted for the owners on the 10th of each month. Annually, we send a complete End of Year Statement, an IRS 1099 Form, and a Profit and Loss Statement to help in your tax preparation.
Rent is due on the 1st of the month. We process rent quickly, and all owners receive direct deposit to expedite rental proceeds. Any tenants who do not pay rent on time are processed through our standard collection process. We follow through with sending outstanding balances to our collection services and report the incident to the National Credit Bureau.
All rents are disbursed to our owners via direct deposit to a US bank account. All disbursements are done on the 10th of the month. When the 10th of the month falls on a weekend rents are deposited the Friday before.
